Pretty+Rosey Living Room under $3,500
I have recently completed 2, yes 2!, courses on Short Term Rental design. So I am now double certified ya’ll! I learned a lot, and I am eager to jump into this side of the design world. Both the Staging Studio & the Home Staging Resource’s Vacation Rental Course provided me with an insane amount of content and knowledge, and I can’t wait to begin implementing this service for you!
Here’s what I’ve learned…
Rental design is different from typical interior design. Yes it still involves the basic design elements of spacial planning, color combinations and pattern layering. But where typically a designer will work with a client to help them find what they like to live with. In this rental design world I am working with investors! Investors do care about how their homes look, but they also have other priorities like; the turn-a-round time of the project (they need to get that house listed to make money!), the budget (this impacts their bottom-line), and also the longevity and durability of pieces (they don’t have the time to constantly be replacing worn out pieces.) Because I have some experience with property investing and real estate, I LOVE this side of the design world. I like variety, I like seeing a project transform quickly and moving on to the next, I like the challenge of making the most impact with a budget, and I like the freedom to quickly make decisions for my client to help their investment be a success! I’ve also found that home staging and rental design work well together. But where home staging keeps me limited to neutrals and minimal design, short term rental design calls for big impact! A wall mural (fine art painter here, so lets gooo!), colorful furnishings, quirky decor that will tell a story…it’s all about the impact! Which is so so fun!
Another perk…
With my background in professional photography I also have the skills to photograph these properties for their rental listings. Interior photos can go two ways - the real estate approach, which is all about the bright wide-angle lens shots. Or a magazine approach - where you’re aiming to capture the feeling of a place, the coziness and small details that draw you in. While a great wide angle shot is needed too, those magazine style shots are what will stop the scroll! Rentals need great design, and great photos, that get noticed on the scroll! Back that up with a super comfortable property and awesome reviews…that place will book like crazy! And guess what, I have also been researching loads of products so the selections made are the products that customers will enjoy and expect (think the perfect mattress, sheets, kitchen tools, etc.)
